Job Title: Land Acquisition Manager Location: Chennai, India Company: Rattha Realty & Infrastructure Pvt Ltd. Job Description: We are seeking a highly motivated and experienced Land Acquisition Manager to oversee and manage the acquisition of land for development projects. The ideal candidate will have a strong background in real estate, land development, and negotiation, with a proven ability to identify opportunities and manage relationships with stakeholders. Key Responsibilities: Land Identification & Acquisition: Research and identify potential land sites suitable for development or investment. Conduct market analysis to assess land values, zoning regulations, and other factors affecting acquisition decisions. Negotiate and acquire land through direct purchase, option agreements, or other methods, ensuring favorable terms for the company. Stakeholder Management: Develop and maintain relationships with property owners, brokers, legal teams, government officials, and other key stakeholders. Collaborate with internal teams (legal, finance, planning) to ensure smooth acquisition processes and compliance with local laws and regulations. Due Diligence & Risk Assessment: Conduct due diligence, including title searches, environmental assessments, and zoning reviews, to assess the suitability and risks of land. Prepare detailed reports and presentations land acquisition opportunities for senior management. Contract Negotiations: Lead negotiations on contracts, including purchase agreements, lease options, and easements, ensuring terms align with company goals and legal requirements. Budget Management: Develop and manage the land acquisition budget, ensuring efficient use of resources and cost-effective land procurement. Compliance & Reporting: Ensure all land acquisition processes comply with applicable laws and regulations. Maintain accurate records of all acquisitions, contracts, and related documentation. Provide regular updates to senior management on acquisition progress and key developments. Qualifications: Bachelor's degree in Real Estate, Urban Planning, Business Administration, or a related field. A Masters degree is a plus. Minimum of 10 years of experience in land acquisition, real estate development, or related fields. Strong knowledge of land use laws, zoning regulations, and environmental assessments. Excellent negotiation, communication, and interpersonal skills. Ability to analyze financial, legal, and technical documents related to land acquisition. Proven ability to work independently and as part of a team. Proficiency in MS Office Suite and relevant land acquisition software. Preferred Skills: Familiarity with local real estate markets and trends. Experience with public-private partnerships and government agencies. Knowledge of property appraisal and land valuation methods.
