Job Description: Team Lead - Marketing and SalesOverviewOorjita Projects, a leading real estate developer with over two decades of experience, is seeking a dynamic and results-driven Team Lead - Marketing and Sales to spearhead our marketing initiatives and drive sales for our prestigious portfolio of towers, villas, and commercial buildings. This role is pivotal in promoting our luxury residential and commercial projects, enhancing brand visibility, and achieving sales targets while delivering exceptional customer experiences.Key ResponsibilitiesMarketing Strategy Development: Design and implement innovative marketing strategies to promote towers, villas, and commercial properties, leveraging digital and traditional channels to enhance brand awareness and attract potential buyers/investors.Sales Leadership: Lead and motivate a team of sales executives to achieve monthly and quarterly sales targets for residential (e.g., Oorjita Vedant, Oorjita Armonia) and commercial projects, ensuring a customer-centric sales process.Market Analysis: Conduct market research to identify trends, customer preferences, and competitive positioning, providing insights to refine marketing campaigns and sales approaches for luxury real estate.Campaign Management: Oversee the creation and execution of marketing campaigns, including social media, email marketing, events, and site visits, to showcase project highlights (e.g., 21,000+ sq. ft. clubhouses, EV charging points, green spaces).Customer Relationship Management: Build and nurture relationships with high-net-worth individuals, corporate clients, and investors, ensuring personalized engagement and follow-up to close sales.Team Training and Development: Mentor and train the sales and marketing team, fostering a culture of excellence, professionalism, and continuous learning to meet Oorjitas high standards.Collaboration: Work closely with the design, construction, and finance teams to align marketing and sales efforts with project timelines, pricing strategies, and RERA-approved offerings.Reporting and Analytics: Generate detailed reports on marketing ROI, sales performance, and customer feedback, presenting actionable insights to senior management to drive business growth.Brand Representation: Act as a brand ambassador for Oorjita Projects at industry events, property exhibitions, and client meetings, reinforcing our commitment to quality and innovation.Skills and QualificationsLeadership Skills: Proven ability to lead and inspire a sales and marketing team, with strong decision-making and problem-solving capabilities.Marketing Expertise: Experience in developing and executing marketing strategies for real estate, with proficiency in digital marketing (SEO, SEM, social media), content creation, and campaign analytics.Sales Acumen: Demonstrated success in achieving sales targets, preferably in luxury residential or commercial real estate, with excellent negotiation and closing skills.Communication Skills: Exceptional verbal and written communication skills to engage diverse audiences, including clients, stakeholders, and team members.Analytical Skills: Ability to analyze market data, sales metrics, and customer trends to inform strategic decisions.Technical Proficiency: Familiarity with CRM tools (e.g., Salesforce), marketing automation platforms, and MS Office (Excel, PowerPoint) for reporting and presentations.Experience: Minimum 5-7 years of experience in marketing and sales, with at least 2-3 years in a leadership role within the real estate industry.Real Estate Background: Experience in the real estate sector, particularly in marketing and sales of residential or commercial properties, is a plus.Education: Bachelor’s degree in Marketing, Business Administration, or a related field; an MBA or equivalent is highly desirable.Knowledge: Understanding of real estate regulations (e.g., RERA), project financing, and luxury market dynamics is an advantage.Work EnvironmentLocation: Hybrid (Hyderabad office with flexibility for site visits to projects like Narsingi, Rajendranagar, etc.).Travel: Frequent travel to project sites, client meetings, and industry events across Telangana and beyond.Pace: Fast-paced environment with a focus on meeting sales deadlines, launching marketing campaigns, and maintaining customer satisfaction.Typical RequirementsProven track record of leading sales teams to exceed targets in the real estate sector.Experience promoting high-value properties (e.g., villas starting at 90L, 3 BHK apartments at 1.20 Cr).Ability to work under pressure and adapt to evolving market conditions.Strong network within the Hyderabad real estate market is a plus.Compensation and BenefitsCompetitive salary with performance-based incentives and commissions.Health insurance, Provident Fund, and other statutory benefits.Opportunities for career growth within a reputed real estate firm.
