Job Title Senior Manager Channel Sales Department / Division Residential Position reports to AVP – Channel Sales External Interface (Enlist external agencies/authorities that you are required to deal with while discharging your duty) Channel Partners (Property Consultants and Brokers) Clients (Indian and Multinational Companies) HNI’s & NRI’s Minimum Qualification (i.e education, training etc.) Graduate, MBA ( Preferred) Minimum Experience 12-15 yrs. Should have an experience in Sales in real estate industry / IPC Special Skills/Attributes (required for performing the job effectively) Should have an understanding of the current industry trends and must possess good negotiation skills Should have the ability to develop and maintain good relationships with Property Consultants, channel partners and brokers Overall Purpose/Objective Of the job Responsible for sales of residential property by tapping Sales through Institutional, Corporate, Direct, IPCs, local brokers, HNI’s & NRI’s. Key Responsibilities (List major responsibilities, that you have, to achieve the key objectives) Understand the finalized quantum of residential space, the architectural drawings, the pricing strategy and expected rates for the residential project and then prepare sales brief in detail Formulate a list of potential clients through available market data Identify various channel partners to be empanelled across locations and thus develop the strategy to be adopted with each category Coordinate with Marketing team for launch events by inviting channel partners Ensures effective sales pitch made to the clients by him/her and his/her team members and the site inspections/ visits arranged and all the queries are promptly handled Manage effective negotiations and finalization/ closing of deals in a timely and effective manner Ensure that all the required amounts as per the payment schedule/ specific timelines are collected from the clients Timely submission of MIS report to the top management Putting in place standard operating procedures for taking over from project department and subsequent handover of flats to clients Ensuring a smooth process of handover to individual clients People Manage and drive the Sales team to achieve the targets. Continuous training of the team. Play an active role in the recruitment of direct reports within the function as well as ensure retention of critical employees Ensure timely goal setting, monitoring, review of performance parameters and feedback to team members Oversee capability building for the team; mentor and groom high-potential subordinates Provide direction, guidance and support to team members to help them discharge their duties effectively Foster an environment of learning, excellence and innovation within the team Ensure timely goal setting, monitoring, review of performance parameters and feedback to team members.
